Programme Contract with the Municipality of Spetses
New Metropolitan Attica S.A. undertakes the study for 18 Urban Redevelopment Projects and the creation of a Cultural Center Building for the Municipality of Spetses
The Development Organization New Metropolitan Attica S.A. is launching the preparation of the study entitled: “Study for the Enhancement and Bioclimatic Upgrading of Public Spaces and Creation of a Cultural Center at the Orologiou Square in the Municipality of Spetses.”
The study concerns the design of redevelopment interventions in eighteen (18) public spaces within the Municipality of Spetses and the creation of a Cultural Center in the area of Orologiou (Clock Tower) Square. The specific areas include:
Plateia Kounoupitsas – Farmers’ Market, Analipsi Mimoza, Plateia Iatreiou, Agioi Apostoloi, Agios Ioannis, Dapia, Evangelistria, Kounoupitsa 1, Farmers’ Market Kokkinaria, Mouragio, Old Port 1, Old Port 2, Old Port 3, Pefkakia, Clock Tower Square (Orologiou), Ypapanti, Margarita, Eisodia.
The redevelopment works will include:
- Landscaping of squares and adjacent pedestrian walkways,
- Regulation of vehicular circulation with traffic calming,
- Redesigning and relaying paving of pedestrian walkways
- Replacement of existing public urban amenities and installation of new infrastructure where necessary.
All intervention zones will include paving works, installation of essential urban amenities (such as benches and public lighting) and provisions for rainwater management through proper drainage systems connected to existing networks where feasible. Planting programmes and structured maintenance of green spaces will also be enhanced.
Additionally, in the Clock Tower area, the study provides for the restoration and redesign of the layout for an existing building, with a view to its designation as a venue for municipal cultural activities.
The first phase of the project—covering six (6) areas—has been completed and approved, while the second phase, involving the remaining twelve (12) areas, is underway, with priority given to the redevelopment of Dapia and Clock Tower Square.
The second phase is expected to be completed by February 2025.
A few words about Spetses
Spetses is one of the most popular tourist islands in the Region of Attica. With its grand mansions, traditional settlements, and emphasis on transport by bicycle, it is a place where past and present coexist in perfect harmony.
The experience of Spetses begins in Dapia, the island’s main port and site of the historic old gun battery. There are echoes of Greek heroism all around, such as the exploits of Bouboulina, the legendary naval commander. Just wandering the cobbled alleys leads visitors through the island’s much-storied past and into its unique local tradition, style and ambience. A scenic walking route runs inland from Dapia to the Old Port, offering a charming insight into the island’s timeless beauty.
The settlement referenced in the study lies on the northeastern side of the island, built amphitheatrically from the coast up the hillside. Architecturally, it presents a blend of Byzantine, Medieval, Ottoman and more recent styles, reflecting the island’s rich and multi-layered heritage.
